Real Estate Cold Caller & Lead Manager

We are Spot Home Buyers (spothomebuyers.com), a growing real estate wholesaling and investment company operating in the Charlotte, North Carolina region. We're looking for a motivated, results-driven Cold Caller & Lead Manager to join our team remotely on a full-time basis.

What You'll Be Doing
- Making outbound cold calls to motivated sellers, distressed property owners, and other real estate leads in the Charlotte market
- Following up consistently with warm and cold leads through calls, texts, and emails to move them through the pipeline
- Booking qualified appointments for the acquisitions team
- Nurturing leads over time and maintaining organized records in the CRM
- Handling objections professionally and building rapport with potential sellers
- Providing daily and weekly reports on call volume, lead status, and appointments booked
- Collaborating closely with the team to refine scripts, strategies, and targeting
Note: Full training, scripts, and call frameworks will be provided during your first week. You don't need to know our exact market — but you do need to know how to sell on the phone and pick things up fast.
Who We're Looking For
Must-Have Requirements
- 2-3+ years of experience specifically in real estate cold calling (wholesaling, fix-and-flip, or investor-focused calling)
- 2-3+ years of experience in phone-based sales — you must be comfortable selling, persuading, and closing on the phone
- Strong English communication skills — you need to be able to hold natural, engaging conversations with US-based property owners, handle objections on the fly, and keep the dialogue flowing without awkward pauses or scripted-sounding delivery
- Strong understanding of motivated seller conversations, deal flow, and the wholesaling process
- Ability to handle rejection, stay consistent, and maintain a positive attitude on the phones
- Highly organized with strong follow-up habits
- Reliable laptop/computer, noise-free workspace, quality headset with microphone, and stable high-speed internet connection
- Must be available to work full-time (8 hours/day) during US Eastern Standard Time (EST) business hours
- Willingness to learn — you should be open to feedback, eager to pick up new tools and strategies, and ready to adapt as we grow
- Hands-on experience using CRM applications to manage leads, track follow-ups, and maintain an organized pipeline
Nice-to-Have
- Previous experience working with US or Europe-based companies
- Familiarity with real estate-specific dialers (e.g., Mojo Dialer, BatchLeads, REI Sift, or similar tools)
- Experience with skip tracing, lead lists, and data management
- Knowledge of the Charlotte, NC real estate market
Compensation
- Additional performance-based bonuses on top of commissions
- This is a remote, full-time contractor position
The more you produce, the more you earn. There is no cap on your commissions.
How Your Performance Will Be Measured
This is a results-driven role. Your performance will be tracked and evaluated based on:
- Total calls made per day/week
- Number of meaningful conversations (connected calls where a real dialogue takes place)
- Appointments booked (qualified and kept)
- Deals closed from your pipeline
- Lead follow-up consistency (are leads being nurtured on schedule or falling through the cracks?)
- Pipeline health (number of active leads at various stages — new, warm, hot, under contract)
- Conversion rates (calls to conversations, conversations to appointments, appointments to closed deals)
We set clear daily and weekly targets, and we review performance regularly. If you're someone who thrives with accountability and loves seeing your numbers grow — you'll do well here.
Trial Period
The first week is a paid training and evaluation period. During this time, you'll receive full training on our scripts, systems, and processes, and we'll assess mutual fit. If things go well, you'll move into the full-time role immediately after.
Work Schedule
- Full-time: 8 hours per day, 5 days per week
- Working hours aligned with US Eastern Standard Time (EST)
- Immediate start available

How to Complete Your DISC Profile
Completing the DISC assessment is a mandatory part of your application. Please follow these steps:
Fill in the registration form with your basic details. Make sure you enter a valid email address you have access to — your results will be sent there.
Once registered, you'll be taken to the assessment. It consists of approximately 30 questions across 3 sections. Take your time — it should take around 15 to 20 minutes. Answer honestly for the most accurate results.
After completing the assessment, you'll have the option to download your DISC profile report directly. A copy will also be sent to your email.

Important: Applications without a completed DISC profile will not be considered.
